What is Condensing Unit?

A condensing unit is the outdoor half of a split air-conditioning system. It contains the compressor, the condenser coil, a condenser fan motor, and electrical parts such as the capacitor and contactor. It receives refrigerant vapor carrying heat from the house, compresses it, and releases that absorbed indoor heat to the outdoor air.

Why it matters to you

In Greater Houston the condensing unit sits in summer sun and, on low lots, in the path of flood water, as Hurricane Harvey showed across Harris County. In The Woodlands, Township standards require replacement compressors to meet current code and units to sit in side or rear yards, with same-location replacement pre-approved.

Practical guidance

Keep shrubs, fencing and debris clear of the cabinet so air can move freely through the coil. Never open the unit's electrical compartment, and after any flooding have a licensed technician inspect the unit before it runs again.
