What is Rooftop Unit (RTU)?

A rooftop unit (RTU) is a packaged heating, ventilation and air-conditioning system mounted on a building's roof, usually on a curb that connects it to ductwork below. Each cabinet contains the compressor, coils, blower and controls, often with gas or electric heat and an outdoor-air damper or economizer. RTUs are standard on light commercial buildings.

Why it matters to you

A Greater Houston rooftop unit works through a long cooling season in direct sun, with about 111 days a year at or above 90°F at IAH, so filters, coils, belts and drains wear steadily. Because the unit is out of sight on the roof, problems often go unnoticed until occupants complain.

Practical guidance

Building owners should keep a maintenance log for each unit and provide safe roof access for technicians. Electrical, refrigerant and gas-heat work on an RTU requires a TDLR-licensed technician.
